Professional vs DIY Mold Testing

Home kits answer a question you already know the answer to.

What DIY Kits Actually Do

Most consumer kits are settle plates — a petri dish with growth medium that you leave open in a room. Whatever settles on it grows into visible colonies over several days.

The problem is that this will produce growth essentially anywhere on earth. Mold spores are in all indoor and outdoor air. A settle plate that grows mold has told you the air contains spores, which was already true before you opened it.

The Three Missing Pieces

No volume measurement. Professional air sampling draws a known volume of air, producing spores per cubic meter. A settle plate has no denominator, so there is no concentration to report.

No outdoor control. Without a same-day outdoor comparison, an indoor number is uninterpretable.

No location data. A kit cannot tell you where the moisture is or how far affected material extends — which is the information that actually determines what you do.

Where DIY Has Some Value

A moisture meter is genuinely useful and inexpensive. It finds wet material behind finishes and is the single best tool a homeowner can buy for this.

A hygrometer telling you whole-house humidity is also worth having. Both measure conditions rather than trying to diagnose biology, which is where consumer tools are actually reliable.

When To Hire a Professional

The Honest Summary

If you can see mold, skip testing entirely and address the water and the material. If you cannot see it but suspect it, a professional assessment gives you location, extent, and a scope of work — none of which a kit provides.

The scenario where a home kit is the right tool is narrow enough that it rarely justifies the cost.
