Trust the Smell
That characteristic musty odor comes from microbial volatile organic compounds released as mold metabolizes material. Your nose detects them at very low concentrations.
This means a persistent musty smell with nothing visible is not your imagination — it usually means growth is happening somewhere you cannot see, which most often means inside a wall, above a ceiling, under flooring, or within the HVAC system.
Narrow It Down Systematically
Note when the smell is strongest. If it appears when the AC starts, the system is the prime suspect. If it is worse after rain, look at the roof and the building envelope. If it is constant in one room, the source is likely in that room's walls or floor.
Get low. Many hidden sources are at floor level, and the smell concentrates near the source. Walking the house at floor height with your nose is genuinely effective.
The Usual Hiding Places
- Inside wall cavities below windows, behind showers, and around any plumbing wall
- Under vinyl or laminate flooring, which traps moisture against the subfloor
- Beneath carpet pad, especially near exterior doors and in ground-floor rooms
- Inside the HVAC system — the coil, drain pan, and duct interiors
- Above ceiling tiles or drywall beneath an upstairs bathroom
- In the attic at roof penetrations, or in a crawl space if the home has one
- Behind large furniture on exterior walls where air does not circulate
Tools That Actually Help
An inexpensive moisture meter finds wet material behind finishes and is the single most useful thing a homeowner can buy for this. A hygrometer tells you whether whole-house humidity is the underlying issue.
Thermal cameras get recommended constantly but require interpretation — they show temperature differences, not moisture, and cool spots have many innocent explanations.
When To Stop Looking
If you have checked the obvious sources and the smell persists, further searching usually means opening walls. That is the point to bring in a licensed assessor, who has moisture mapping equipment and the experience to read the building.
In Texas, an assessor cannot bid the remediation on the same project, so they have no financial reason to find more than is actually there.
