Prices vary by company and by scope, so get the scope in writing rather than comparing headline numbers. An inspection that includes four lab samples is not comparable to one that includes none.
What Drives the Price
- Square footage. More house means more time and more areas to survey.
- Number of samples. Usually the largest variable. Each air or surface sample carries a laboratory fee.
- Accessibility. Crawl spaces, tight attics, and areas requiring equipment take longer.
- Report depth. A basic findings letter costs less than a full protocol with moisture mapping and photo documentation.
- Purpose. Reports intended for insurance claims, litigation, or real estate transactions require more rigor and cost more.
Why 'Free Inspection' Is a Warning Sign in Texas
Texas Occupations Code Section 1958.155 prohibits the same company from performing both assessment and remediation on the same project, and bars common ownership between the two firms.
So a company offering a free inspection and then bidding the remediation is describing something Texas does not permit. Beyond that, a free inspection is being paid for somewhere — usually in the scope of work that follows.
When You Do Not Need to Pay for Testing
If you can see mold and you know where the water came from, laboratory identification usually does not change what happens next. The material comes out either way.
Testing earns its cost when the source is unknown, when you need documentation for insurance or a transaction, when symptoms suggest a problem but nothing is visible, or when you need to verify a completed job.
What You Should Get for the Money
A written report identifying moisture locations and probable sources, the extent of affected material, photographs, laboratory results with an outdoor control comparison if sampling was done, and a remediation protocol if work is warranted.
If the deliverable is a one-page letter saying mold was observed, you did not get an assessment.
