Homeowners want a per-square-foot figure. It rarely predicts the actual cost, because the removal itself is not what drives the price.
Small contained jobs — a bathroom wall, a section under a sink — commonly land in the several-hundred to low-thousands range. Larger projects involving multiple rooms, HVAC contamination, or structural drying run well into five figures. The difference is complexity, not area.
What Actually Drives It
- Containment requirements. Negative pressure enclosures and decontamination chambers scale with area and with how sensitive the surrounding space is.
- Occupancy. Working around a household in residence multiplies labor hours.
- HVAC involvement. Contaminated ductwork can cost more than the building remediation.
- Material type. Removing drywall is straightforward; removing tile, custom cabinetry, or hardwood is not.
- Access. Crawl spaces and attics slow everything down.
What the Quote Usually Excludes
This is where budgets break. A remediation quote typically covers removal, cleaning, and drying — not putting the house back together.
Reconstruction is separate and frequently larger than the remediation: drywall, texture, paint, trim, flooring, and cabinetry. So is the moisture source repair, whether that is a plumber, a roofer, or drainage work. And so is the independent assessment, which by Texas law must come from a different company.

Budget for four line items, not one: the assessment, the remediation, the moisture source repair, and the reconstruction. Homeowners who budget only for remediation are consistently surprised.

Comparing Bids Properly
Bids are only comparable if they are priced against the same written protocol from a licensed assessor. Without that document, contractors are pricing different scopes and the low bid usually means the smallest scope.
Be specific about what is removed versus encapsulated, whether reconstruction is included, and what happens if additional damage is found once walls are open.
