What an Inspection Includes
A proper mold assessment is not someone walking through with a flashlight. It combines a systematic visual survey with instruments that find water behind finishes — moisture meters, hygrometers, and sometimes thermal imaging to locate temperature anomalies worth probing.
Where warranted, the assessor collects air or surface samples for laboratory analysis to identify species and concentrations. Indoor results are compared against an outdoor control sample, since spores are normally present everywhere.
What the Report Should Tell You
A useful report answers four questions: where the moisture is, where it came from, how far the affected area extends, and what has to be done about it.
If remediation is warranted, the assessor produces a written protocol — a defined scope of work specifying what gets removed, what containment is required, and the criteria the finished job must meet. That document is what a remediation contractor bids against, and it is what protects you from scope creep.
Who Can Perform It in Texas
Texas licenses mold assessment through TDLR. Mold Assessment Consultants develop protocols and evaluate completed work; Mold Assessment Technicians perform fieldwork under their supervision.
Critically, Texas Occupations Code Section 1958.155 prohibits the same company from both assessing and remediating a project, and bars common ownership between the two firms. A company offering to inspect your home and then remediate what it finds is describing something Texas does not permit.
What Inspectors Look For in Richmond
- Prior flood or storm water history, which is common across much of Richmond
- HVAC condensate systems — pan, drain line, and coil
- Water heater closets, supply line connections, and under-sink cabinets
- Attic conditions at roof penetrations and around ductwork
- Window and door flashing, and the base of exterior walls
- Neighborhood-specific patterns; Aliana, Harvest Green, Long Meadow Farms, and Pecan Grove each have characteristic issues by build era
What It Costs and What Drives the Price
A residential assessment typically runs a few hundred dollars, rising with square footage and with the number of laboratory samples collected. Sampling is usually the largest variable.
Be cautious of free inspections offered by companies that also perform remediation. Beyond the Texas prohibition, an inspection that costs nothing is being paid for somewhere — usually in the scope of work that follows.
When You Actually Need One
Visible growth over a meaningful area, a persistent musty smell with no obvious source, symptoms that improve when you leave the house, a real estate transaction, an insurance claim, or any known water event that was not dried properly.
You do not need laboratory testing to confirm mold you can already see. In that situation the useful question is extent and source, not identification.
