- Under every sink, and at the water heater and its drain pan
- The HVAC condensate pan and drain line — the most common residential source in this climate
- Bathroom ceilings and exhaust fans, confirming they vent outside rather than into the attic
- Window sills, door thresholds, and the base of exterior walls
- The attic around plumbing vents and roof penetrations
- Any area that took water during a previous Cinco Ranch flood event
What Remediation Actually Involves
Proper work follows a written protocol: contain the affected area, run HEPA filtration under negative pressure, remove porous material that stayed wet, clean and treat remaining surfaces, and dry the assembly thoroughly.
Removal without correcting the moisture source is temporary. Any credible scope identifies where the water came from before addressing the growth.
What Texas Requires
Texas licenses mold professionals through TDLR. If the affected area reaches 25 contiguous square feet, remediation must be performed by a licensed mold remediation contractor, with TDLR notified at least five days before work begins.
Texas also separates the roles. Under Occupations Code Section 1958.155, the company that assesses a property cannot be the company that remediates it. That means an assessment is not a sales document — the assessor cannot bid the removal.
