Why Cinco Ranch Homes Need It

The Process, Step by Step
Assessment first. A licensed assessor identifies the affected area and moisture source, then writes a protocol defining the scope and the clearance criteria.
Containment. The work area is sealed with poly sheeting, HVAC registers inside it are sealed off, and HEPA air scrubbers run under negative pressure so air flows into the containment rather than out of it.
Removal. Porous material that stayed wet — drywall, insulation, carpet and pad — comes out. Non-porous structure is cleaned and, where appropriate, encapsulated.
Drying and verification. The assembly is dried to target moisture content, then an independent assessor evaluates the work against the protocol.
What Drives the Cost
- Affected square footage and how much containment it requires

- HVAC involvement — contaminated ductwork can exceed the cost of the building work
- Reconstruction, which is a separate line from remediation and frequently larger
- The moisture source repair: plumbing, roofing, or drainage work

What Texas Requires
At 25 contiguous square feet or more, remediation must be performed by a TDLR-licensed mold remediation contractor, with notification to TDLR at least five days before work starts.
The assessing company cannot also be the remediating company on the same project. When the work is complete, a Certificate of Mold Remediation may be issued — and if you sell the home within five years, Texas requires you to give the buyer a copy.
How To Tell It Is Being Done Right
Containment sheeting should visibly pull inward, indicating negative pressure. Air scrubbers should be running before demolition begins. HVAC registers inside the work area should be sealed.
Ask where the scrubber exhaust goes. Ask whether the contractor is working from the assessor's written protocol. Vague answers to either question are meaningful.
