Why Mold Is Endemic Here

Southeast Texas holds outdoor humidity above sixty percent for most of the year and floods regularly. Mold spores are a normal component of outdoor air everywhere — their presence is not the issue.

What creates a problem is a wet surface. Growth generally begins within 24 to 48 hours of material becoming wet, which is why response speed matters more than nearly anything else.

The Common Sources

In this region, most residential mold traces to a short list: HVAC condensate systems that clog and overflow, water heaters and supply lines at end of life, roof and flashing failures, bathroom fans that vent into the attic, and flood or storm water that was never dried properly.

Structural moisture — slab vapor emission, crawl space humidity, drainage against the foundation — accounts for most of the rest.

Health Effects, Honestly

Well supported: allergic and respiratory effects including congestion, cough, wheeze, irritation, and asthma exacerbation. In children, evidence points toward a role in asthma development. For immunocompromised people, certain molds cause serious infections.

Less supported: claims that ordinary household mold causes severe systemic illness in healthy people. Be cautious with sources that lead with those claims, particularly if they also sell testing.

Inspection and Testing

Testing answers specific questions: where is the moisture, how far does it extend, and what will it take to fix. If you can already see mold and know the source, testing rarely changes what happens next.

Air sampling requires a same-day outdoor control to be interpretable, since spores are present everywhere.

What Texas Requires

Texas licenses mold professionals through TDLR. At 25 contiguous square feet or more, remediation must be performed by a licensed mold remediation contractor, with TDLR notified at least five days beforehand.

Occupations Code Section 1958.155 prohibits the same company from assessing and remediating the same project. A company offering to inspect your home and then remediate what it finds is describing something Texas does not permit.
