The Sudden Versus Gradual Distinction
Most Texas policies cover mold that results from a sudden, accidental, covered event — a pipe bursting, a water heater failing, a storm opening the roof. The mold is treated as a consequence of the covered water loss.
What policies generally exclude is mold from gradual or ongoing conditions: a slow leak under a sink for two years, chronic humidity, poor maintenance, or seepage through the foundation. The insurer's position is that these were preventable through reasonable upkeep.
Flood Is Separate

This is why your policy may have a mold sublimit of ten thousand dollars or less even though your dwelling coverage is several hundred thousand. Read the mold endorsement specifically — do not assume the dwelling limit applies.
