Why Square Footage Is Misleading
Owners frequently ask for a per-square-foot number. It is close to meaningless in commercial work. Two thousand square feet of open warehouse wall is a fundamentally different job than four hundred square feet spread across occupied medical suites.
What actually drives cost is complexity: how much containment is required, whether occupants remain in the building, whether work must happen after hours, and how much has to be demolished and rebuilt.
The Real Cost Drivers
- Containment. Negative pressure enclosures, HEPA filtration, and decontamination chambers scale with the area and with how sensitive the surrounding occupancy is.
- Occupied versus vacant. Working around a functioning business multiplies labor hours and often forces night and weekend rates.
- HVAC involvement. If the mechanical system is contaminated, duct cleaning or replacement can exceed the cost of the building remediation itself.
- Materials and rebuild. Removal is only half the project. Commercial finishes, fire-rated assemblies, and specialty ceilings drive reconstruction cost.
- Documentation requirements. Projects tied to insurance claims, litigation, or regulated facilities require substantially more sampling and reporting.
How Commercial Bids Are Structured
A credible commercial bid follows a written assessment protocol produced by a licensed assessor. That protocol defines the affected areas, the required containment, and the clearance criteria the work must meet.
Be cautious of any contractor who provides a firm price without that protocol, or who offers to both assess and remediate. In Texas, the same firm doing both on one project is prohibited — and a bid that ignores that rule tells you something about the rest of the bid.
Business Interruption Is Part of the Cost
The line item owners forget is lost revenue. A restaurant closed for six days or an office suite unusable for two weeks often costs more than the remediation invoice.
This is worth modeling before you choose an approach. Phased work at higher labor cost is sometimes cheaper overall than a faster shutdown, and commercial property policies sometimes include business interruption coverage that applies.
Insurance and Cause of Loss
Commercial policies commonly cover mold resulting from a sudden covered event while excluding mold from long-term maintenance failures. The distinction usually turns on documented cause and how quickly it was addressed.
Document the moisture source, the date of discovery, and every mitigation step. Adjusters evaluate the timeline as closely as the damage.
