How Commercial Differs From Residential
The biology is identical. Everything around it is not. A commercial inspection has to account for occupancy, HVAC systems that move air across an entire building, tenant lease obligations, and the reality that you cannot simply shut down for two weeks.
Commercial buildings also hide moisture differently. Flat roofs, large HVAC systems with condensate management, plumbing above suspended ceilings, and building envelopes that fail at joints and penetrations all produce problems you rarely see in a house.
What Typically Triggers an Inspection
- Employee or tenant complaints about odor or symptoms that improve away from the building
- A roof leak, pipe failure, or HVAC condensate overflow — especially one that went unnoticed over a weekend
- Lease negotiations or renewals where a tenant requests indoor air quality documentation
- Property acquisition due diligence or refinancing
- An insurance claim requiring documentation of cause and extent
- Regulatory or licensing inspections at facilities serving children, patients, or food
The HVAC Factor
In a commercial building, the air handling system is the single most important variable. A contained moisture problem in one suite becomes a building-wide complaint once the return air distributes spores through shared ductwork.
Any credible commercial inspection examines the mechanical system: condensate pans and drains, filter condition and bypass, duct interiors, and whether the building is running at positive or negative pressure relative to the outside.
Texas Licensing and Independence
Texas regulates mold assessment and remediation through TDLR. Projects affecting 25 contiguous square feet or more require a licensed mold remediation contractor and advance notification to TDLR.
Texas also separates the roles. Under Occupations Code Section 1958.155, the same company cannot both assess and remediate the same project, and common ownership between the assessing and remediating firms is prohibited. For a commercial owner this is protective — the party certifying the work is independent of the party that performed it.
