A wall cavity is dark, still, and enclosed — close to ideal growing conditions. It also contains paper-faced drywall and wood framing, both excellent food sources.
Water gets in from a plumbing leak, a window flashing failure, or roof water traveling down from above. It can run for months before anything shows on the painted surface you can see.
The Warning Signs
- A persistent musty smell in a room with no visible growth anywhere
- Paint that is bubbling, peeling, or cracking in a specific area
- Drywall that feels soft, cool, or slightly bowed when you press it
- Discoloration bleeding through paint, often yellowish or brown before it goes dark
- Baseboards separating from the wall or showing water damage at the bottom edge
- Warped or lifting flooring along one wall
- Symptoms that are noticeably worse in one particular room
How To Investigate Without Demolition
A pinless moisture meter reads through drywall and is the most useful tool a homeowner can own for this. Scan the suspect wall in a grid and compare readings against a known-dry wall in the same room.
A borescope — a small camera on a flexible cable — goes through a hole the size of a dime, often through an existing outlet box after the power is off. That is far less invasive than opening the wall and frequently answers the question.
Where To Look First
Follow the plumbing. Wall cavities containing supply lines and drains fail most often, which means walls behind showers, under second-floor bathrooms, and behind kitchen sinks and laundry connections.
After that, look at the building envelope: below windows, around exterior doors, and at the base of exterior walls where roof water lands or grade slopes toward the house.
When The Wall Has To Come Open
If moisture readings are elevated and the source is not obvious, eventually someone opens the wall. That is not a failure of investigation — it is how you find out.
Do it under containment rather than casually with a utility knife. Cutting into a colonized cavity without containment aerosolizes spores through the house, which turns a contained problem into a whole-home one.
