Multiple rooms, HVAC contamination, or projects requiring structural drying commonly run one to three weeks. Add reconstruction on top of all of these.
The Steps Before Work Begins
People underestimate the front end. A licensed assessment has to happen first and produce a written protocol. Scheduling that takes days.
Then, for any project at or above 25 contiguous square feet, Texas requires notification to TDLR at least five days before work starts. That five days is not negotiable and it belongs in your timeline.

- Discovering more affected material once walls are opened — the most common cause of overrun
- Structural drying, which is governed by physics rather than schedule; assemblies dry when they dry
- HVAC contamination requiring duct cleaning or replacement
- Waiting on the moisture source repair, since remediation cannot finish until the water stops
- Insurance approvals on claim-funded work
- Post-remediation evaluation and, if criteria are not met, additional cleaning and re-evaluation
Drying Is the Part You Cannot Rush
Removing wet material is fast. Getting the remaining framing and assemblies down to target moisture content is not, and it is the step most often shortchanged.
A contractor who closes walls before the framing is dry has built the next mold problem into the repair. Drying is verified with a meter, not by how the wall looks.
