The Timeline Reality

A small, contained remediation can often be completed in a few days. Larger projects involving demolition, HVAC cleaning, or structural drying run one to three weeks, sometimes longer if materials must be replaced.

Add lead time on both ends. A licensed assessment has to happen first to define the scope. In Texas, projects at or above 25 contiguous square feet require TDLR notification at least five days before work begins. Post-work evaluation and paperwork take additional days.

Does Closing Have to Move?

Often, yes — and it is usually better to extend than to rush. An amendment moving the closing date by a week or two is routine and far less damaging than a half-finished remediation discovered at final walkthrough.

Where extension is not possible, the parties typically look at an escrow holdback: funds set aside at closing to cover work completed afterward. Whether that is permitted depends on the lender, and many will not allow it for health and safety items.

What Lenders Care About

Lenders are not evaluating the mold. They are evaluating whether the collateral is sound and habitable. Visible active moisture damage noted in an appraisal can trigger a repair requirement before funding, particularly on FHA and VA loans.

If your loan is government-backed, assume the appraiser's notes drive the timeline. Get the assessment done early enough that any required work does not collide with the funding date.
