What People Usually Mean

Mold does not grow inside solid concrete — there is nothing there to eat. When people say mold under the slab, they almost always mean one of two things.

Either moisture is coming up through the slab and growing mold in the flooring assembly on top of it, or a slab leak is putting water into the soil beneath and saturating the assembly from below.

A moisture meter on the slab and a calcium chloride or relative humidity test gives you the vapor emission rate. Plumbers use pressure testing and acoustic or thermal location to find slab leaks without breaking concrete blindly.

Doing this properly matters, because the two problems have completely different fixes. A slab leak is a plumbing repair. Vapor emission is a barrier and flooring-assembly issue.

The Fixes

For a slab leak: repair or reroute the line, then dry and remediate the affected flooring assembly. For vapor emission: a topical moisture-mitigation membrane before new flooring, and choosing a flooring system rated for the measured emission rate.

Replacing flooring over an unresolved moisture problem guarantees you will do it again.
