Water Category Determines Everything

Category one is clean water — a supply line, a water heater, a tub overflow. Dried fast, most materials can be saved.

Category two is greywater with some contamination — dishwasher or washing machine discharge, toilet overflow without solids. More material has to go.

Category three is grossly contaminated — sewage backup, flood water from outside. Porous materials generally cannot be salvaged regardless of speed.

Water also degrades from one category to the next over time. Clean water sitting for days is no longer clean water.

Surfaces dry long before assemblies do. Wall cavities, subfloor beneath finished flooring, and insulation hold water that household fans cannot reach.

Professional drying uses moisture meters to verify actual content rather than appearance, and equipment sized to the space. A contractor who declares a job dry without meter readings is guessing.

Signs the Drying Was Inadequate

A musty smell appearing days or weeks later. Paint bubbling or baseboards separating. Flooring cupping or lifting. Symptoms starting in the household after the event.

Any of these after a water event means moisture stayed in the assembly, and the problem is now behind the finish rather than on it.
