What the General Inspection Covers

A standard home inspection is a broad visual survey. Inspectors note visible staining and may write "possible microbial growth," but they do not perform moisture mapping, collect samples, or open walls.

That language in a report is a prompt to investigate, not a diagnosis and not a basis for a repair number. Many buyers treat it as either nothing or everything, and both are mistakes.

When a Separate Assessment Is Worth It

Ask for the Certificate

This is the question most buyers do not know to ask. Under Texas Occupations Code Section 1958.154, a seller must provide copies of any Certificate of Mold Remediation issued for the property within the five years preceding the sale.

If the disclosure mentions remediation, ask for the certificate. Its absence where one should exist tells you the work may not have been performed by licensed professionals.

Timing Against the Option Period

The Texas option period is short and the assessment has to fit inside it. Schedule the general inspection early so that if it flags something, you still have days left to get a licensed assessment.

Buyers who order the general inspection late leave themselves no room to investigate, and end up either terminating on incomplete information or waiving the concern.

Using the Findings

A licensed assessment gives you an actual scope of work, which converts a vague worry into a number. That is what makes negotiation possible.

Options include seller remediation before closing, a price reduction, an escrow holdback where the lender permits it, or termination. Which one fits depends on the extent and on whether the moisture source is a repair or a structural issue.
